Kathi Discusses the Crawl Space Work Performed at the Ronald McDonald House

Tar Heel Basement Systems’ employees volunteer to cook a meal at the Ronald McDonald House of Winston Salem (RMH) each month. Pete met with Kathi, Director of House Operations, on the very first trip to the RMH and told her to call us if they ever needed our services. Sure enough, the Ronald McDonald House had issues in their crawl space and needed our help.

Tar Heel Basement Systems (THBS) performed a complete crawl space encapsulation at the Ronald McDonald House. This includes a perimeter drainage system, delta drainage matting, sump pump, Tar Heel dehumidifier, vent covers and CrawlSeal vapor barrier sealed to the walls. In addition to the listed items, Kathi decided it was important to ensure the crawl space remains dry ALL the time, which is why Tar Heel Basement Systems installed a SafeDri triple sump pump with a battery back up system. Meet Pete Burgess, owner of Tar Heel Basement Systems.

In this video Pete talks about his company, and the amazing journey that took his company from its humbles beginnings as a small, home based business to one of North Carolina’s most trusted provider of crawl space, basement and foundation waterproofing and repair services.

Pete moved from Chicago to North Carolina at the age of 50 to retire and relax. A few months later, “bored out of his mind” according to him, Pete decided to start working again and was hired by a local builder, from whom he learned much of his trade. Team Tar Heel takes the #ALSicebucketchallenge to the next level. Employees at Tar Heel wanted to raise money for ALS research and also awareness of the disease. In additon to having buckets of ice water dumped on them, each employee stated a fact about the fatal disease to help inform viewers as to what Amyotrophic Lateral Sclerosis (ALS) is.

For every ice bucket challenge completed, THBS donated $5. Additionally, each employee was challenged to donate money on their own. Lastly, Owner, Pete Burgess, agreed to match however much his employees donate (up to $500). After two weeks of freezing cold water being poured on their head, Team Tar Heel raised and donated $1532.91 to ALS research. Hopefully, we also were able to shed some light on what exactly ALS is.

Homes with a crawl space foundation type are very prevalent in North Carolina. Unfortunately, so are the problems caused by the improper treatment of these types of foundations, based mostly on recommendations of an obsolete building code.

While they can be like a short basement or just tall enough for someone to crawl under, the typical crawl space has a dirt floor — usually lined with poly sheet as a way to keep ground water from evaporating into the area — and open vents, as formerly recommended by building code, to allow air to flow through in the hopes that it would help control moisture.

Homeowners who live in homes like these tend to experience a consistent set of problems. During the summer, most of the complaints are about musty odors in rooms above the crawl space. For many years, and mainly due to a poor understanding of building science, NC building codes recommended that homes with dirt-floored crawl space type foundations be treated in the same way: a vapor barrier lining the dirt floor to keep the ground water from evaporating into the crawl space, and open vents to allow air to circulate and dry up the area.

Moisture-related problems such as mold and dry rot in crawl spaces treated according to building code were so prevalent that building scientists decided to take a second look at these recommendations. What they found out still surprises many homeowners and seasoned contractors: not only were the open vents ineffective in controlling moisture in the crawl space, they also made the problem worse by bringing in additional moisture contained in the outside air! As the humid, warm air enters the crawl space, it cools down and the relative humidity in the space increases considerably, often well above the 65% mark. A warm crawl space, with RH levels above 65% creates the favorable conditions for mold to grow while feeding on and destroying the wooden structures.

Based on these findings, the U.S. Environmental Protection Agency recently issued a new set of recommendations for the treatment of crawl spaces. According to the agency, crawl space encapsulation, which includes air sealing and conditioning the area, is a proven, effective way to permanently solve crawl space problems.
