Case Studies: Lexington, NC – Muggy Crawl Space Fails Home Inspection

Challenge

This stunning Lexington, NC home was on the market to sell, unfortunately the severely damp crawl space had failed the home inspection postponing the sale of the home. The homeowner’s need to have this problem addressed and fixed immediately so they called Tar Heel Basement Systems for a free evaluation.

Solution

Real Estate Specialist, Mike Smith completed a full inspection of the interior and exterior of the crawl space and designed a plan that would meet the homeowner’s needs and pass a home inspection.

The Crawl Space Team had to first tackle the task of controlling the moisture outside moisture by installing the CrawlDrain Drainage System around the interior perimeter. Unlike traditional drainage systems that will clog overtime, the CrawlDrain System is engineered to sit in the dirt floor and not clog. The CrawlDrain Drainage System works collectively with the SafeDri sump pump that was also installed. The CrawlDrain and SafeDri work together to safely pump the water out of the crawl space and away from the home.

The old and sagging insulation was removed and riddled with mold because of the open vents allowing water vapor to enter the crawl space and harbor mold in the fiberglass insulation. The crew installed X-Grade Crawl Space Insulation. Unlike traditional crawl space insulation, X-Grade Crawl Space Insulation is waterproof and has a reflective glow that transmits heat back into the crawl space for maximum energy savings.

Next, the Team had to remove the old, 6mil. vapor barrier that had become dismantled over the years. The Team replaced the 6mil. with a much thicker, and antimicrobial 20mil. liner called CrawlSeal. The crawl space floor, perimeter walls and piers were all sealed with CrawlSeal isolating the home above from any exposed soil below. In order to prevent future mold growth, a dehumidifier was required. The Aprilaire dehumidifier was installed to keep relative humidity levels low and condition the air, giving the crawl space a fresh, clean smell.
