Meet Pete Burgess, owner of Tar Heel Basement Systems.

Pete moved from Chicago to North Carolina at the age of 50 to retire and relax. White Stains in Basement Walls: Efflorescence or Mold?

In most cases, the white, powdery stains that appear on basement walls — and are often mistaken as mold — are efflorescence stains. Efflorescence is the buildup of minerals found in the ground and in the concrete that are carried into the basement when ground water seeps through the concrete walls. As that moisture evaporates the salts are left behind on the wall surface.

While unsightly, efflorescence is harmless and poses no threat to the health of humans and their pets. The problem is that the wall moisture that evaporates into the basement increases the relative humidity in the space, often above 65%. RH levels above 65% are known to support mold growth.

Mold doesn’t usually grow on concrete, but it does grow on dust, and as dust tends to deposit on basement walls, this means that in some cases mold can also be present.

In this segment, Pete and Will talk about basement dehumidification and why it is so important. Will starts by reminding us that a basement doesn’t need to have a drainage problem or be leaking and flooding to be damp.

Basement walls and floors are made of porous concrete, and they sit against wet soil. That means that some ground water will always seep through due to capillary action, and evaporate into the basement. When that happens, differences of temperature between the basement and the surrounding areas will cause the Relative Humidity levels in the basement to rise — usually well above the 65% needed for mold to start appearing. Whether you plan to finish your basement or just use it for storage, it is a good idea to install a good dehumidifier — preferably one that is specifically designed for the basement environment, like the ENERGY STAR® qualified TarHeel Dehumidifier offered by TarHeel Basement Systems.

Basement floors pose an especially difficult challenge when it comes to proper flooring choices. An apparently dry concrete floor will always have some level of ground moisture seeping through. Concrete is porous and the soil under the slab is wet.

Many homeowners like to place regular carpet and padding over that slab. Wooden floors and subfloors are also a popular pick. The problem with these materials is that they all soak up the moisture, and having organic materials in their composition, they also support mold growth. In addition, basements are notorious for flooding due to other water-related incidents, such as plumbing leaks.

Basements are basically concrete boxes that are buried, at least partially, in wet soil. A hole significantly larger than the basement must be dug for a foundation to be built or poured. After the basement was completed, the gap around the walls was backfilled with some of the excavated dirt.

The portion of the soil that lies directly against the basement walls will never be as compact as the surrounding undisturbed terrain, and for that reason it will soak up water like a sponge, creating what is called “the clay bowl effect”.
