29 Sanford Crawl Space Encapsulation Experts 5 Star Reviews

"My family moved into a new house 3 weeks ago. The seller declined to fill out a disclosure, so we’re finding all of its issues through a combination of our general home inspection and contractors. The first call I made to get an opinion on my potential foundation issue might be Tar Heel’s main competitor in the area: Carolina Basement systems. That rep came out, pointed to a couple of cracks in my trim, showed a 1/4” difference in height on different sides of my basement, and insisted I needed 19 helical piers at a cost of $42k. He also tried to sell me 17k worth of waterproofing despite having no known water intrusion issues. I knew I needed a second opinion. I called Tar Heel basement systems next. They sent out Colin Schmid. He sat down with me and asked me what my goals were and he actually listened to what I told him. He did an assessment of my foundation and determined I don’t actually need any work at all. All of the “evidence” cited by the other company was actually a combination of poor workmanship, an imperfect slab pour and cosmetic issues that weren’t at all related to my foundation. He came to that conclusion rather quickly, but stayed for 2 hours to confirm his findings and be sure that what he was telling me was true. Colin could’ve piggybacked the other company’s findings and offered to do the work for less, to sell me something I didn’t need... instead, he acted with integrity. I’m writing this review because I think that needs to be commended. If I ever do need foundation work in the future, Tar Heel Basements systems will be the first company I call, specifically because of Colin Schmid."

Common Causes of your Crawl Space Problems in Sanford

Curious about why you're seeing issues in your foundation or crawl space? In the Sanford area, the interaction between soil and moisture plays a significant role in such problems. Many local homes are built on clay-rich soils that expand when wet and contract as they dry. This constant change can be particularly pronounced in areas with seasonal wet-to-dry cycles. Additionally, groundwater levels can fluctuate, especially after heavy rainfall, causing more water to seep into the foundation and crawl spaces. This can lead to issues such as settling or uneven pressure on below-grade walls.

The impact on your foundation or crawl space can be troubling, manifesting as cracks in walls, uneven floors, or doors and windows that stick. When water accumulates around your foundation, it may exacerbate these issues by eroding the soil or causing additional stress on the structures. Addressing these problems early can prevent more serious structural damage from occurring in the future. Recognizing these warning signs and understanding how specific environmental conditions affect homes in Sanford can help maintain your property's integrity and value.

FAQs

Warranty terms for crawl space encapsulation typically vary, but they often cover material and workmanship defects. It's important to check with your specific provider about the coverage they offer concerning the encapsulation system and any related moisture control features. Properly installed encapsulation can enhance energy efficiency and prevent issues like mold prevention. Investigate options and ensure you understand all details before proceeding.

Yes, crawl space encapsulation can lower utility bills by reducing energy loss associated with humidity and air leakage. By installing a sealed crawl space with a vapor barrier and dehumidifier, a more stable indoor environment is created, which requires less energy to heat and cool. Energy efficiency is further improved when combined with proper moisture control and air sealing strategies. Consider professional advice for optimizing energy savings in your home.

Yes, you can encapsulate a crawl space with existing fiberglass insulation, but it may need to be removed if compromised. Old insulation often harbors moisture and pests, undermining efforts to maintain a sealed crawl space environment. An encapsulation system typically includes a vapor barrier and clean space liner that would work more efficiently without deteriorating insulation. Assess the state of insulation prior to encapsulation to decide on removal or replacement.

Sanford's soil type can contribute to moisture issues in crawl spaces, especially if expansive clay or poor drainage exists. These conditions exacerbate moisture intrusion as water accumulation may increase humidity levels and affect air sealing efforts. Using a vapor barrier in combination with proper grading and drainage can mitigate these effects, enhancing crawl space insulation and mold prevention. Evaluating local soil characteristics is advisable when planning encapsulation.

Yes, a wet crawl space can lead to mold or mildew growth within your home due to elevated humidity and moisture intrusion. Damp environments in unsealed crawl spaces create ideal conditions for mold, adversely affecting both air quality and structural elements like floor joists. Installing a thorough encapsulation system with moisture control measures is crucial to preventing mold prevention and ensuring a healthy home environment. Consider professional inspection to address any existing moisture problems.
