CAUSES OF CRAWL SPACE DAMAGE
The biggest culprit of crawl space issues has to do with the way your home was constructed.
As warm air rises in a home, it leaks out of the upper levels. New air must enter your home to replace the air that has escaped. In fact, in a tight home, about half of the air escapes each hour out of the upper levels. This creates suction at the lower levels to draw in replacement air. In older homes, the air exchange rate can be as high as two exchanges per hour.
What this stack effect does is create airflow in your home from bottom to top. So air from the crawl space is drawn upwards into the first floor living area and then into the second floor. Of course, it dilutes with other air in your home, but building scientists say that up to 50% of the air you breathe on the first floor is air that came from your crawl space.
Therefore, whatever is in your nasty crawl space air (mold spores and humidity) is in the living area of your home and can negatively affect your family. If there is mold or mildew in the crawl space, mold spores are floating around upstairs that your family is breathing in.
So this idea that we put in crawl space vents and expect that air will flow in through vents on one side of the house and out through the vents on the other side, does not happen. What actually happens is air enters the vents in the front, enters the vents in the back, and enters the vents on the sides of the home and then it goes UP!
As cold air enters your crawl space, the stack effect carries that cold air throughout your home. What does this mean for your home?
The stack effect also allows dust mites, mold growth, and nasty odors to travel through your home into the air you and your family breathe. It also will create cold floors and a cold environment within your home, which causes you to use your home’s heating system more heavily, causing high utility costs. To keep your home warm, and the air you and your family breathe clean, it is important to keep your crawl space healthy and dry.
Many factors cause a damp and cold crawl space, like open vents, condensation, and water vapors. Rumors have it that insulation to your floors or roof of your home’s crawl space will help keep your home warm during the colder months, and is partially true; however, insulation ignores the real problem of moisture in your crawl space and will only be ruined by the moisture.
Crawl space humidity has plagued homes in North Carolina since the first day they were built.
As the humidity levels rise in crawl spaces, moisture condenses on the surfaces, leading to serious problems in your home. These problems can lead to health issues and the need for expensive crawl space repair.
Most of the problems traditionally associated with damaged, rotting crawl spaces are due to basic flaws in the ways that crawl spaces were designed. When the frame of your home was first built, it was a large wooden box, with few, if any, holes in it.
Then came the other contractors. As plumbers, electricians, HVAC workers, and other professionals worked in your home, they began to cut channels in the walls and floors. Pipes, wires, cables, ducts, and other components were passed through, and your home’s construction was completed.
Then, over time, your home began to expand and contract. The once-tight seams began to warp slightly, and more crevices and openings appeared. There are a lot of openings that can develop between your first floor and your crawl space!
In your home, warm air rises, leaving through your attic and upper floors. As this happens, a vacuum is created on the lower floors. Air from the outside — and from your crawl space — is pulled upwards to fill the space.
If you have crawl space vents, they will also become part of the air movement in your home. As air is pulled out of the crawl space and up into the home, new air will be pulled in through these vents.
Here’s the key point: If the air outside is wet or humid, then your crawl space vents are bringing in moisture.

And I must say, Jagwon and Stanley who installed my basement system clearly are proud of their product and of their company. These two men arrived on time, were extremely polite and courteous, worked hard and very fast to give me (the client) the best job possible. Jagmon spent the necessary time with me to answer all my questions and kept me in the loop so I knew what all the steps were and why they were important. We recently had a crawlspace encapsulation by Tarheel Basement of Winston Salem. John Reavis came out to do an inspection. He was professional, and did a thorough inspection of our crawlspace. He answered all our questions and offered solutions without pressure to buy. We knew after meeting with John that this was the company that we wanted to do business with. Crew leader Brian Carey along with Leo and Stephon did a great job making our crawlspace look great. They showed up on time and Brian went over the work details for each day. This is just in the beginning stages. What I am rating the company on currently is the Certified Field Inspector John Dounoucos. John has been to our home twice. The first time was last week to learn what my concerns were and then quote me on the work that was needed. The first thing I would like to mention is John arrived on time and was very thorough and went over all the processes required. I told John I would be getting a second quote before making any decisions and he was good with that. The one thing that means the most to me is, John was NOT pushy, there was NO hard sell and NO you have to sign now or the price could change. John followed up with a text a few days later and we had just finished with our second quote. The price from the second company was fairly even, but I liked John's approach and the scope of work for this project. Looking forward to seeing how the job goes! I feel confident it will meet the high standards John outlined for us!

Tae. S, Edwin. C, and James. T handled my encapsulation, dehumidifier install, and sump pump install and they did an excellent job everything looks clean and well done these men definitely take pride in their work. Tarheel was willing to work with me in order to make things a little more affordable, with me doing some of the work up to the date of my install since I like to DIY to save money. and I’m very happy with the finished result. They are a little bit on the pricier side but with the quality of work and the quality of material they use I think its more then reasonable. There are multiple instances I’ve heard of other contractors / companies that would “provide” a similar service but would do it with cheap material and also do the bare minimum if even that in order to just take your money. You can’t go wrong with Tarheel. Cant recommend them enough. Almost forgot it was also a pleasure to work with Jason, when he came to give me the estimate. He also was the one to make suggestions on things I could do myself in order for me to try and keep the price a little lower and was very helpful throughout the entire process as I had a lot of questions for him.

We contacted Tarheel Basement Systems because, despite the fact that our home in Stokesdale was only 2 years old, it had a musty smell and shockingly we were beginning to see some mold spots on and around vents and in closets, including clothes. They sent out a representative (Harlan) promptly, on a Saturday, who inspected the crawl space, took readings of humidity in the wood and the insulation and overall air, took schematics of the crawl space, and plenty of pictures. He discussed the cost and options with us, taking his time, including financing options. He was extremely thorough, and we agreed on the scope of the work and cost. They initiated the project, with Jacob C and Terrence A arriving at our home early in the morning. Jacob and Terrence were extremely courteous and professional, dropped off some initial documentation, and got to work. I did not have to be home but was able to work from home for the duration of their visit and I can tell you that they worked hard for two days beginning early in the day until late afternoon. Other than leaving for home after Day 1, they did not leave the site and took minimal break time during the entire duration of their stay. Peeking out from time-to-time they took their time cutting the materials to size, and when the project was over recapped with me what they had done. My wife and I are extremely appreciative of Jacob C, Terrence A, Harlan, and the entire team at Tar Heel Basement Systems and would not hesitate to enlist them again!

Josiah, the foreman, and his fellow colleagues, Gustavo and Rodrigo, did an excellent job in transforming our crawlspace from a dark, dirty and damp space, into a space I no longer will be afraid or worried to go into if the need arises.They were all three very friendly and polite! If one could recommend a business because of it’s employees I definitely would do so. They went out of their way to do a good job and treat 2 old ladieswith respect and kindness. My family moved into a new house 3 weeks ago. The seller declined to fill out a disclosure, so we’re finding all of its issues through a combination of our general home inspection and contractors. The first call I made to get an opinion on my potential foundation issue might be Tar Heel’s main competitor in the area: Carolina Basement systems. That rep came out, pointed to a couple of cracks in my trim, showed a 1/4” difference in height on different sides of my basement, and insisted I needed 19 helical piers at a cost of $42k. He also tried to sell me 17k worth of waterproofing despite having no known water intrusion issues. I knew I needed a second opinion. I called Tar Heel basement systems next. They sent out Colin Schmid. He sat down with me and asked me what my goals were and he actually listened to what I told him. He did an assessment of my foundation and determined I don’t actually need any work at all. All of the “evidence” cited by the other company was actually a combination of poor workmanship, an imperfect slab pour and cosmetic issues that weren’t at all related to my foundation. He came to that conclusion rather quickly, but stayed for 2 hours to confirm his findings and be sure that what he was telling me was true. Colin could’ve piggybacked the other company’s findings and offered to do the work for less, to sell me something I didn’t need… instead, he acted with integrity. I’m writing this review because I think that needs to be commended. If I ever do need foundation work in the future, Tar Heel Basements systems will be the first company I call, specifically because of Colin Schmid.

I was extremely satisfied with the professionalism and hard work that Adam Canter (lead), Tim Witherspoon and Ryan Oldman displayed. They worked well together to complete the job on time and above expectations. I was impressed with the systems but even more impressed with the way it was installed, the efforts to control the dust and the cleanup that occurred throughout the job. I would suggest you ask for this crew by name. I had the work quoted by others but there was no warranty included. I think the extra money spent was well worth the quality, warranty and included follow-up inspections. The lifting peer systems installed closed the cracks in the brick veneer on the length of 3 sides of the house as planned. I observed the installation of the wall braces and could see the immediate reduction in bowing of wall. Very happy with results.

Zack came and crawled around in the very tight crawl space during the initial examination and then scoped the work and cost same day with me. I went with Tarheel Basement Systems to have my crawlspace encapsulated. I liked the Sean Madden gave but I have to admit the follow up was spotty. I was given dates work would be done but I had to call to find out exact times. I expected a little more communication but, in the end, Tarheel showed up when they said they would, and they did the work they promised. Macai and Fred did a great job encapsulating the crawlspace. I'm pretty picky and I went down and inspected things myself. There is no way I could have done a good a job as they did. The work these guys do is grueling in unsavory conditions. I had a small issue with the crawlspace door and dehumidifier pump, but both were fixed in short order. In the end I'm happy with how things turned out and I would recommend Tarheel to anyone looking to get their crawlspace encapsulated.

I had THBS encapsulate the crawlspace in my Raleigh home this past week. Charles, DJ, and Leonard did an amazing job! They were timely, efficient, clear communicators, and the quality of the work is outstanding. I work from home, had been having significant issues with mold exposure over the past 1.5yrs, and only recently realized what it was. Since last week I am having no further symptoms of mold exposure and my house has rapidly gotten back to normal. 54% humidity in house, and 54% in crawlspace as I type. Used to have to wear a respirator to go in crawlspace before encapsulation. I highly recommend them, and will probably have them level my driveway next! I cannot thank them enough.
