CAUSES OF CRAWL SPACE DAMAGE
The biggest culprit of crawl space issues has to do with the way your home was constructed.
As warm air rises in a home, it leaks out of the upper levels. New air must enter your home to replace the air that has escaped. In fact, in a tight home, about half of the air escapes each hour out of the upper levels. This creates suction at the lower levels to draw in replacement air. In older homes, the air exchange rate can be as high as two exchanges per hour.
What this stack effect does is create airflow in your home from bottom to top. So air from the crawl space is drawn upwards into the first floor living area and then into the second floor. Of course, it dilutes with other air in your home, but building scientists say that up to 50% of the air you breathe on the first floor is air that came from your crawl space.
Therefore, whatever is in your nasty crawl space air (mold spores and humidity) is in the living area of your home and can negatively affect your family. If there is mold or mildew in the crawl space, mold spores are floating around upstairs that your family is breathing in.
So this idea that we put in crawl space vents and expect that air will flow in through vents on one side of the house and out through the vents on the other side, does not happen. What actually happens is air enters the vents in the front, enters the vents in the back, and enters the vents on the sides of the home and then it goes UP!
As cold air enters your crawl space, the stack effect carries that cold air throughout your home. What does this mean for your home?
The stack effect also allows dust mites, mold growth, and nasty odors to travel through your home into the air you and your family breathe. It also will create cold floors and a cold environment within your home, which causes you to use your home’s heating system more heavily, causing high utility costs. To keep your home warm, and the air you and your family breathe clean, it is important to keep your crawl space healthy and dry.
Many factors cause a damp and cold crawl space, like open vents, condensation, and water vapors. Rumors have it that insulation to your floors or roof of your home’s crawl space will help keep your home warm during the colder months, and is partially true; however, insulation ignores the real problem of moisture in your crawl space and will only be ruined by the moisture.
Crawl space humidity has plagued homes in North Carolina since the first day they were built.
As the humidity levels rise in crawl spaces, moisture condenses on the surfaces, leading to serious problems in your home. These problems can lead to health issues and the need for expensive crawl space repair.
Most of the problems traditionally associated with damaged, rotting crawl spaces are due to basic flaws in the ways that crawl spaces were designed. When the frame of your home was first built, it was a large wooden box, with few, if any, holes in it.
Then came the other contractors. As plumbers, electricians, HVAC workers, and other professionals worked in your home, they began to cut channels in the walls and floors. Pipes, wires, cables, ducts, and other components were passed through, and your home’s construction was completed.
Then, over time, your home began to expand and contract. The once-tight seams began to warp slightly, and more crevices and openings appeared. There are a lot of openings that can develop between your first floor and your crawl space!
In your home, warm air rises, leaving through your attic and upper floors. As this happens, a vacuum is created on the lower floors. Air from the outside — and from your crawl space — is pulled upwards to fill the space.
If you have crawl space vents, they will also become part of the air movement in your home. As air is pulled out of the crawl space and up into the home, new air will be pulled in through these vents.
Here’s the key point: If the air outside is wet or humid, then your crawl space vents are bringing in moisture.

Zack came and crawled around in the very tight crawl space during the initial examination and then scoped the work and cost same day with me. I went with Tarheel Basement Systems to have my crawlspace encapsulated. I liked the Sean Madden gave but I have to admit the follow up was spotty. I was given dates work would be done but I had to call to find out exact times. I expected a little more communication but, in the end, Tarheel showed up when they said they would, and they did the work they promised. Macai and Fred did a great job encapsulating the crawlspace. I'm pretty picky and I went down and inspected things myself. There is no way I could have done a good a job as they did. The work these guys do is grueling in unsavory conditions. I had a small issue with the crawlspace door and dehumidifier pump, but both were fixed in short order. In the end I'm happy with how things turned out and I would recommend Tarheel to anyone looking to get their crawlspace encapsulated.

Thoroughly impressed from start to finish! It took 6 weeks to get the installation appointment (post hurricane) but we received texts periodically during that time confirming our appointment. Was nice to know we hadn’t been forgotten about! JACOB C and TERRENCE A did an exceptional job!!! They were on time, professional, polite, honest, knowledgeable and kept us informed of the progress throughout the day. Job was started on 12/23 and completed early the next morning on 12/24; you would have never known they were working just before Christmas – their attitude was GREAT! Restoworx did a fantastic job with mold remediation. JOHN D. did our inspection and walked us through the purchasing process. He was honest, professional and fantastic to work with! I had THBS encapsulate the crawlspace in my Raleigh home this past week. Charles, DJ, and Leonard did an amazing job! They were timely, efficient, clear communicators, and the quality of the work is outstanding. I work from home, had been having significant issues with mold exposure over the past 1.5yrs, and only recently realized what it was. Since last week I am having no further symptoms of mold exposure and my house has rapidly gotten back to normal. 54% humidity in house, and 54% in crawlspace as I type. Used to have to wear a respirator to go in crawlspace before encapsulation. I highly recommend them, and will probably have them level my driveway next! I cannot thank them enough.

We had 2 segments of work done: (1) adding piers to the front foundation of our house, and (2) adding a beam and some piers in the crawlspace to a center section of the house to better support some interior walls. We were very impressed by everyone at Tar Heel Basement Systems from beginning to end – from the initial analysis and proposal to the actual work to follow-up. John Reavis was very professional, thorough, and knowledgeable when he performed the initial site visit and put together a proposal for us. He was also very good about following up and communicating in general. Both crews who did the work were very confident, professional, and courteous. They really seemed like they knew what they were doing and took their time to make sure it was done right. They also were very good about communicating arrival times and progress on the 2 projects. Everyone we spoke with at the office was very helpful during the whole process. In particular, we had multiple interactions with Morgan about scheduling, arranging payment, and follow-up paperwork. We had some bad weather when the work was originally scheduled to be done, but everyone stayed in touch with us and made rescheduling easy. Tar Heel might be more expensive than some other options, but this is a case where you truly get what you pay for. We can't imagine anyone doing a better job.

Jess W and Zach B came out and FULLY explained everything they were going to do. They went about their job immediately and completed it in short order, with NO shortcuts. They explained to me why it had settled in a year's time and what it would take to fix it. After an annual maintenance service of our crawl space encapsulation and at the suggestion of Grant we decided to move forward with a plan to stabilize an area of our foundation that was weakened for some time. Tyree and Christian came out two days later to install beams and jacks to secure that part of the foundation. Tyree explained everything that was going to happen, what it would do to stabilize the foundation, and how long it would take. Everything went very smoothly and I went into the crawlspace to inspect the work and learn how the system would add support to the foundation. Tyree explained in terms I could understand. Both men were professional and finished in the time they laid out. This is my second experience with Tar Heel and both went well.

I was impressed with the systems but even more impressed with the way it was installed, the efforts to control the dust and the cleanup that occurred throughout the job. I would suggest you ask for this crew by name. I had the work quoted by others but there was no warranty included. I think the extra money spent was well worth the quality, warranty and included follow-up inspections. The lifting peer systems installed closed the cracks in the brick veneer on the length of 3 sides of the house as planned. I observed the installation of the wall braces and could see the immediate reduction in bowing of wall. Very happy with results.
