CAUSES OF CRAWL SPACE DAMAGE
The biggest culprit of crawl space issues has to do with the way your home was constructed.
As warm air rises in a home, it leaks out of the upper levels. New air must enter your home to replace the air that has escaped. In fact, in a tight home, about half of the air escapes each hour out of the upper levels. This creates suction at the lower levels to draw in replacement air. In older homes, the air exchange rate can be as high as two exchanges per hour.
What this stack effect does is create airflow in your home from bottom to top. So air from the crawl space is drawn upwards into the first floor living area and then into the second floor. Of course, it dilutes with other air in your home, but building scientists say that up to 50% of the air you breathe on the first floor is air that came from your crawl space.
Therefore, whatever is in your nasty crawl space air (mold spores and humidity) is in the living area of your home and can negatively affect your family. If there is mold or mildew in the crawl space, mold spores are floating around upstairs that your family is breathing in.
So this idea that we put in crawl space vents and expect that air will flow in through vents on one side of the house and out through the vents on the other side, does not happen. What actually happens is air enters the vents in the front, enters the vents in the back, and enters the vents on the sides of the home and then it goes UP!
As cold air enters your crawl space, the stack effect carries that cold air throughout your home. What does this mean for your home?
The stack effect also allows dust mites, mold growth, and nasty odors to travel through your home into the air you and your family breathe. It also will create cold floors and a cold environment within your home, which causes you to use your home’s heating system more heavily, causing high utility costs. To keep your home warm, and the air you and your family breathe clean, it is important to keep your crawl space healthy and dry.
Many factors cause a damp and cold crawl space, like open vents, condensation, and water vapors. Rumors have it that insulation to your floors or roof of your home’s crawl space will help keep your home warm during the colder months, and is partially true; however, insulation ignores the real problem of moisture in your crawl space and will only be ruined by the moisture.
Crawl space humidity has plagued homes in North Carolina since the first day they were built.
As the humidity levels rise in crawl spaces, moisture condenses on the surfaces, leading to serious problems in your home. These problems can lead to health issues and the need for expensive crawl space repair.
Most of the problems traditionally associated with damaged, rotting crawl spaces are due to basic flaws in the ways that crawl spaces were designed. When the frame of your home was first built, it was a large wooden box, with few, if any, holes in it.
Then came the other contractors. As plumbers, electricians, HVAC workers, and other professionals worked in your home, they began to cut channels in the walls and floors. Pipes, wires, cables, ducts, and other components were passed through, and your home’s construction was completed.
Then, over time, your home began to expand and contract. The once-tight seams began to warp slightly, and more crevices and openings appeared. There are a lot of openings that can develop between your first floor and your crawl space!
In your home, warm air rises, leaving through your attic and upper floors. As this happens, a vacuum is created on the lower floors. Air from the outside — and from your crawl space — is pulled upwards to fill the space.
If you have crawl space vents, they will also become part of the air movement in your home. As air is pulled out of the crawl space and up into the home, new air will be pulled in through these vents.
Here’s the key point: If the air outside is wet or humid, then your crawl space vents are bringing in moisture.

I was extremely satisfied with the professionalism and hard work that Adam Canter (lead), Tim Witherspoon and Ryan Oldman displayed. They worked well together to complete the job on time and above expectations. I was impressed with the systems but even more impressed with the way it was installed, the efforts to control the dust and the cleanup that occurred throughout the job. I would suggest you ask for this crew by name. I had the work quoted by others but there was no warranty included. I think the extra money spent was well worth the quality, warranty and included follow-up inspections. The lifting peer systems installed closed the cracks in the brick veneer on the length of 3 sides of the house as planned. I observed the installation of the wall braces and could see the immediate reduction in bowing of wall. Very happy with results.

We contacted Tarheel Basement Systems because, despite the fact that our home in Stokesdale was only 2 years old, it had a musty smell and shockingly we were beginning to see some mold spots on and around vents and in closets, including clothes. They sent out a representative (Harlan) promptly, on a Saturday, who inspected the crawl space, took readings of humidity in the wood and the insulation and overall air, took schematics of the crawl space, and plenty of pictures. He discussed the cost and options with us, taking his time, including financing options. He was extremely thorough, and we agreed on the scope of the work and cost. They initiated the project, with Jacob C and Terrence A arriving at our home early in the morning. Jacob and Terrence were extremely courteous and professional, dropped off some initial documentation, and got to work. I did not have to be home but was able to work from home for the duration of their visit and I can tell you that they worked hard for two days beginning early in the day until late afternoon. Other than leaving for home after Day 1, they did not leave the site and took minimal break time during the entire duration of their stay. Peeking out from time-to-time they took their time cutting the materials to size, and when the project was over recapped with me what they had done. My wife and I are extremely appreciative of Jacob C, Terrence A, Harlan, and the entire team at Tar Heel Basement Systems and would not hesitate to enlist them again!

Best company ever. So conscientious. They understand your home is your biggest asset and any problems with it can induce great anxiety. Tyler was my technician at my annual inspection last week. He was on time (on the dot!) and very, very thorough. I appreciate this company that saw me through an extremely trying process in the best of times. At the time of the original basement restoration (2021), I was in the midst of terrible person trouble and they stuck with me until the end of the project. KUDOS to THBS and Tyler! On our one year follow-up inspection, items were identified and promptly corrected. Our front porch had settled about a 1/2 inch since it was raised. Jess W and Zach B came out and FULLY explained everything they were going to do. They went about their job immediately and completed it in short order, with NO shortcuts. They explained to me why it had settled in a year's time and what it would take to fix it. I went into this basement project a little nervous, it seemed like a big commitment to put this amount of trust into Tar Heel Basement Systems. We had a long term problem with water ponding in the crawl space underneath our home anytime it rained. We had multiple people come out to try and diagnose the source of the leak, but none of them were 100% certain. Tar Heel Basement Systems blew me away immediately. The inspector, Dave Brereton, came out and within 15 minutes had identified the root cause as well as a plan to fix it. A few weeks later, the crew came out and completed the job in under two days. The difference is unbelievable. From Dave to the install crew, this company knows their stuff and conducts themselves professionally. A great experience, and I encourage anyone with similar problems to give them a chance. Thank you Dave and crew!

I receive an inspection each year around this time, my representative was John Snow, was amazing, so polite, punctual, kept me up to date on his arrival via text and phone, it was so pleasant seeing someone who "gets" customer service , and John does! He informed me my dehumidifier was not working, and would be replaced under warranty, and like clockwork as John said, he replaced it today! The easiest replacement ever, he arrived worked diligently, above and beyond! Again, beyond pleased!

From the annual inspection, Nick suggested we consider adding foundation wall insulation in the crawlspace as we did not have any under the flooring and we did have this on our list to check into. He was professional and thorough. Now the hard part, the install…team was lead by Nestor Bautista and they were on time, explained/showed exactly what they would do and how. They were all friendly, professional, cleaned up completely and finished a bit quicker than expected. Nestor then walked us through the install and provided pictures of all the crawl space areas. Now the payoff, felt almost immediately warmer in den area and am sure this will provide more efficient HVAC for us.
