CAUSES OF CRAWL SPACE DAMAGE
The biggest culprit of crawl space issues has to do with the way your home was constructed.
As warm air rises in a home, it leaks out of the upper levels. New air must enter your home to replace the air that has escaped. In fact, in a tight home, about half of the air escapes each hour out of the upper levels. This creates suction at the lower levels to draw in replacement air. In older homes, the air exchange rate can be as high as two exchanges per hour.
What this stack effect does is create airflow in your home from bottom to top. So air from the crawl space is drawn upwards into the first floor living area and then into the second floor. Of course, it dilutes with other air in your home, but building scientists say that up to 50% of the air you breathe on the first floor is air that came from your crawl space.
Therefore, whatever is in your nasty crawl space air (mold spores and humidity) is in the living area of your home and can negatively affect your family. If there is mold or mildew in the crawl space, mold spores are floating around upstairs that your family is breathing in.
So this idea that we put in crawl space vents and expect that air will flow in through vents on one side of the house and out through the vents on the other side, does not happen. What actually happens is air enters the vents in the front, enters the vents in the back, and enters the vents on the sides of the home and then it goes UP!
As cold air enters your crawl space, the stack effect carries that cold air throughout your home. What does this mean for your home?
The stack effect also allows dust mites, mold growth, and nasty odors to travel through your home into the air you and your family breathe. It also will create cold floors and a cold environment within your home, which causes you to use your home’s heating system more heavily, causing high utility costs. To keep your home warm, and the air you and your family breathe clean, it is important to keep your crawl space healthy and dry.
Many factors cause a damp and cold crawl space, like open vents, condensation, and water vapors. Rumors have it that insulation to your floors or roof of your home’s crawl space will help keep your home warm during the colder months, and is partially true; however, insulation ignores the real problem of moisture in your crawl space and will only be ruined by the moisture.
Crawl space humidity has plagued homes in North Carolina since the first day they were built.
As the humidity levels rise in crawl spaces, moisture condenses on the surfaces, leading to serious problems in your home. These problems can lead to health issues and the need for expensive crawl space repair.
Most of the problems traditionally associated with damaged, rotting crawl spaces are due to basic flaws in the ways that crawl spaces were designed. When the frame of your home was first built, it was a large wooden box, with few, if any, holes in it.
Then came the other contractors. As plumbers, electricians, HVAC workers, and other professionals worked in your home, they began to cut channels in the walls and floors. Pipes, wires, cables, ducts, and other components were passed through, and your home’s construction was completed.
Then, over time, your home began to expand and contract. The once-tight seams began to warp slightly, and more crevices and openings appeared. There are a lot of openings that can develop between your first floor and your crawl space!
In your home, warm air rises, leaving through your attic and upper floors. As this happens, a vacuum is created on the lower floors. Air from the outside — and from your crawl space — is pulled upwards to fill the space.
If you have crawl space vents, they will also become part of the air movement in your home. As air is pulled out of the crawl space and up into the home, new air will be pulled in through these vents.
Here’s the key point: If the air outside is wet or humid, then your crawl space vents are bringing in moisture.

I was extremely satisfied with the professionalism and hard work that Adam Canter (lead), Tim Witherspoon and Ryan Oldman displayed. They worked well together to complete the job on time and above expectations. I was impressed with the systems but even more impressed with the way it was installed, the efforts to control the dust and the cleanup that occurred throughout the job. I would suggest you ask for this crew by name. I had the work quoted by others but there was no warranty included. I think the extra money spent was well worth the quality, warranty and included follow-up inspections. The lifting peer systems installed closed the cracks in the brick veneer on the length of 3 sides of the house as planned. I observed the installation of the wall braces and could see the immediate reduction in bowing of wall. Very happy with results.

Jeffrey Traub came out the day after I called the company. I had a large tree root that appeared to be going under my house and I was concerned it could cause cracks in my slab. He was on time and very thorough in examining my house. While he didn't find any problems he did spot a couple of issues for me to keep my eye on. He also explained I probably had lots of tree roots going under my house and that I just couldn't see them. My neighborhood had been built on land that was heavily wooded. He also explained HOW they fix a SLAB house that has foundation problems. I had envisioned all sorts of nightmare scenarios such as having to move all my belongings out and having my new floors ripped up. Luckily that is NOT how they repair it. Just knowing if that horrible day ever came where I would need their services, that it wouldn't be the nightmare I had thought, put my mind at ease. Jeffrey's explanation of the care they take to preserve my flooring while making repairs was very reassuring. The person who set up the appointment was also very thorough in asking questions to determine what the issue might be and which serviceman to send. Since I don't have a basement or crawl space I never thought I could have foundation problems. I was wrong but luckily I do not have any at this time and thanks to Jeffrey I am knowledgeable about what to look for in order to catch problems in their early stage when it is easiest and cheapest to fix. I would definitely recommend this company and suggest you ask for Jeffrey Traub to come to your house.

Tar Heel Basement Systems is a great company! Of course we all know a company is only as good as the people who represent it. And I must say, Jagwon and Stanley who installed my basement system clearly are proud of their product and of their company. These two men arrived on time, were extremely polite and courteous, worked hard and very fast to give me (the client) the best job possible. Jagmon spent the necessary time with me to answer all my questions and kept me in the loop so I knew what all the steps were and why they were important. Devin arrived on time (1200 noon) just like he said would. I was pleasantly surprised that the inspection included inside and around the outside of the home, as well as the crawl space. I'm glad that no major issues were found . I was impressed with his level of professionalism, as he went as far as to literally record his findings into a slide presentation. He even went as far as to seal around the door to the crawl space in an effort to ensure the possibility of water no longer pooling by the door. I'm very pleased that the encapsulation done by Tarheel Basement Systems is still holding firm. Devin showed me what Tarheel Basement Systems can do for me regarding insulation. Though I'm not ready to make this move now, Devin has given something me to think about.

This is just in the beginning stages. What I am rating the company on currently is the Certified Field Inspector John Dounoucos. John has been to our home twice. The first time was last week to learn what my concerns were and then quote me on the work that was needed. The first thing I would like to mention is John arrived on time and was very thorough and went over all the processes required. I told John I would be getting a second quote before making any decisions and he was good with that. The one thing that means the most to me is, John was NOT pushy, there was NO hard sell and NO you have to sign now or the price could change. John followed up with a text a few days later and we had just finished with our second quote. The price from the second company was fairly even, but I liked John's approach and the scope of work for this project. Looking forward to seeing how the job goes! I feel confident it will meet the high standards John outlined for us!

So I spent a LOT of money to ensure my crawl space was properly protected and encapsulated. I had both Charles and DJ who worked non stop to complete the entire job within a day. They did an excellent job and helped me inspect the crawl space myself (yes I crawled around, sheesh!) These guys were hard working, thoughtful and diligent! Personable kept me informed diligently did their work. Ate lunch in the truck let me know when they were on the way and arrived. Asked me if I had questions. Went over the work they did showed me pictures. Explained. They never said anything bad about the one that previously did 30k worth of work. These young men worked hard under the house all day long. My home is like new again. Can I adopt you young men? I commend you for your work ethic and integrity. I'm so grateful. Thank you. Zack came and crawled around in the very tight crawl space during the initial examination and then scoped the work and cost same day with me. John C and Brian C were the service representatives performing the installation of the membrane and foam board over a two day process. These guys worked so hard and kept me informed on status the whole way. Their communication was on point and if I ever had questions throughout the process I was able to call and get piece of mind. They worked around my schedule and I even had to push back my install date for personal reasons, they worked with me through it all, no questions asked.
