CAUSES OF CRAWL SPACE DAMAGE
The biggest culprit of crawl space issues has to do with the way your home was constructed.
As warm air rises in a home, it leaks out of the upper levels. New air must enter your home to replace the air that has escaped. In fact, in a tight home, about half of the air escapes each hour out of the upper levels. This creates suction at the lower levels to draw in replacement air. In older homes, the air exchange rate can be as high as two exchanges per hour.
What this stack effect does is create airflow in your home from bottom to top. So air from the crawl space is drawn upwards into the first floor living area and then into the second floor. Of course, it dilutes with other air in your home, but building scientists say that up to 50% of the air you breathe on the first floor is air that came from your crawl space.
Therefore, whatever is in your nasty crawl space air (mold spores and humidity) is in the living area of your home and can negatively affect your family. If there is mold or mildew in the crawl space, mold spores are floating around upstairs that your family is breathing in.
So this idea that we put in crawl space vents and expect that air will flow in through vents on one side of the house and out through the vents on the other side, does not happen. What actually happens is air enters the vents in the front, enters the vents in the back, and enters the vents on the sides of the home and then it goes UP!
As cold air enters your crawl space, the stack effect carries that cold air throughout your home. What does this mean for your home?
The stack effect also allows dust mites, mold growth, and nasty odors to travel through your home into the air you and your family breathe. It also will create cold floors and a cold environment within your home, which causes you to use your home’s heating system more heavily, causing high utility costs. To keep your home warm, and the air you and your family breathe clean, it is important to keep your crawl space healthy and dry.
Many factors cause a damp and cold crawl space, like open vents, condensation, and water vapors. Rumors have it that insulation to your floors or roof of your home’s crawl space will help keep your home warm during the colder months, and is partially true; however, insulation ignores the real problem of moisture in your crawl space and will only be ruined by the moisture.
Crawl space humidity has plagued homes in North Carolina since the first day they were built.
As the humidity levels rise in crawl spaces, moisture condenses on the surfaces, leading to serious problems in your home. These problems can lead to health issues and the need for expensive crawl space repair.
Most of the problems traditionally associated with damaged, rotting crawl spaces are due to basic flaws in the ways that crawl spaces were designed. When the frame of your home was first built, it was a large wooden box, with few, if any, holes in it.
Then came the other contractors. As plumbers, electricians, HVAC workers, and other professionals worked in your home, they began to cut channels in the walls and floors. Pipes, wires, cables, ducts, and other components were passed through, and your home’s construction was completed.
Then, over time, your home began to expand and contract. The once-tight seams began to warp slightly, and more crevices and openings appeared. There are a lot of openings that can develop between your first floor and your crawl space!
In your home, warm air rises, leaving through your attic and upper floors. As this happens, a vacuum is created on the lower floors. Air from the outside — and from your crawl space — is pulled upwards to fill the space.
If you have crawl space vents, they will also become part of the air movement in your home. As air is pulled out of the crawl space and up into the home, new air will be pulled in through these vents.
Here’s the key point: If the air outside is wet or humid, then your crawl space vents are bringing in moisture.

This review applies only to the person, Lisa, that helped complete our project. Our encapsulation project took over a year and a half to complete. It was a long process of phone calls not returned, emails not answered, and follow up not done. But, once Lisa became my contact, she made sure that everything was done when it was supposed to be done. That included multiple trips to fix problems found in inspections, multiple county inspections, and a refund for electrical work that I paid for twice. When Lisa said it would happen, it did. What a refreshing change from the previous 16 months. Great job, Lisa!

So beyond pleased with Tarheel Basement Systems! I'm a 2-year customer as of this week. A complete encapsulation, french drains, sump pump and dehumidifier. I receive an inspection each year around this time, my representative was John Snow, was amazing, so polite, punctual, kept me up to date on his arrival via text and phone, it was so pleasant seeing someone who "gets" customer service , and John does! He informed me my dehumidifier was not working, and would be replaced under warranty, and like clockwork as John said, he replaced it today! The easiest replacement ever, he arrived worked diligently, above and beyond! Again, beyond pleased!

We recently had a crawlspace encapsulation by Tarheel Basement of Winston Salem. John Reavis came out to do an inspection. He was professional, and did a thorough inspection of our crawlspace. He answered all our questions and offered solutions without pressure to buy. We knew after meeting with John that this was the company that we wanted to do business with. They came out and retaped some of the seams in the vapor barrier and cleaned the barrier where some water had pooled. I highly recommend them and their service technician (Jacob ) went over and beyond his duties to satisfy me as a customer. He readjusted my dehumidifier to the proper settings. Get them to help you! I went into this basement project a little nervous, it seemed like a big commitment to put this amount of trust into Tar Heel Basement Systems. We had a long term problem with water ponding in the crawl space underneath our home anytime it rained. We had multiple people come out to try and diagnose the source of the leak, but none of them were 100% certain. Tar Heel Basement Systems blew me away immediately. The inspector, Dave Brereton, came out and within 15 minutes had identified the root cause as well as a plan to fix it. A few weeks later, the crew came out and completed the job in under two days. The difference is unbelievable. From Dave to the install crew, this company knows their stuff and conducts themselves professionally. A great experience, and I encourage anyone with similar problems to give them a chance. Thank you Dave and crew!

From the annual inspection, Nick suggested we consider adding foundation wall insulation in the crawlspace as we did not have any under the flooring and we did have this on our list to check into. He was professional and thorough. Now the hard part, the install…team was lead by Nestor Bautista and they were on time, explained/showed exactly what they would do and how. They were all friendly, professional, cleaned up completely and finished a bit quicker than expected. Nestor then walked us through the install and provided pictures of all the crawl space areas. My family moved into a new house 3 weeks ago. The seller declined to fill out a disclosure, so we’re finding all of its issues through a combination of our general home inspection and contractors. The first call I made to get an opinion on my potential foundation issue might be Tar Heel’s main competitor in the area: Carolina Basement systems. That rep came out, pointed to a couple of cracks in my trim, showed a 1/4” difference in height on different sides of my basement, and insisted I needed 19 helical piers at a cost of $42k. He also tried to sell me 17k worth of waterproofing despite having no known water intrusion issues. I knew I needed a second opinion. I called Tar Heel basement systems next. They sent out Colin Schmid. He sat down with me and asked me what my goals were and he actually listened to what I told him. He did an assessment of my foundation and determined I don’t actually need any work at all. All of the “evidence” cited by the other company was actually a combination of poor workmanship, an imperfect slab pour and cosmetic issues that weren’t at all related to my foundation. He came to that conclusion rather quickly, but stayed for 2 hours to confirm his findings and be sure that what he was telling me was true. Colin could’ve piggybacked the other company’s findings and offered to do the work for less, to sell me something I didn’t need… instead, he acted with integrity. I’m writing this review because I think that needs to be commended. If I ever do need foundation work in the future, Tar Heel Basements systems will be the first company I call, specifically because of Colin Schmid.

Personable kept me informed diligently did their work. Ate lunch in the truck let me know when they were on the way and arrived. Asked me if I had questions. Went over the work they did showed me pictures. Explained. They never said anything bad about the one that previously did 30k worth of work. These young men worked hard under the house all day long.
