The combination of the two can lead to sunken and cracked concrete structures around your home. Causes of Concrete Damage
Concrete is heavy! When the soils underneath a concrete slab are unable to support its weight, the slab will sink.
Different types of soil have different load-bearing capacities. When a soil’s load-bearing capacity is exceeded, the soil will compact and settle.
It’s also possible for the soil beneath a slab to settle and compact of its own accord. Soil that contains large amounts of clay and/or silt will shrink substantially when it gets dry.
As the soil compacts underneath a concrete slab, the unsupported slab will sink as well, usually cracking in one or more spots.
The soil that is underneath your driveway, patio, or concrete steps may not necessarily remain there to provide adequate support for the concrete element. Soil washout can result in empty space beneath your concrete slab, unable to support it. This can lead to cracks and sink over time.
As water moves underneath your concrete slabs, it can wash away the soil that’s supporting the weight of the concrete. As this happens, it creates a void, or empty space, underneath. Over time, with nothing to support it, your concrete slab can begin to sink or cave in.

My family moved into a new house 3 weeks ago. The seller declined to fill out a disclosure, so we’re finding all of its issues through a combination of our general home inspection and contractors. The first call I made to get an opinion on my potential foundation issue might be Tar Heel’s main competitor in the area: Carolina Basement systems. That rep came out, pointed to a couple of cracks in my trim, showed a 1/4” difference in height on different sides of my basement, and insisted I needed 19 helical piers at a cost of $42k. He also tried to sell me 17k worth of waterproofing despite having no known water intrusion issues. I knew I needed a second opinion. I called Tar Heel basement systems next. They sent out Colin Schmid. He sat down with me and asked me what my goals were and he actually listened to what I told him. He did an assessment of my foundation and determined I don’t actually need any work at all. All of the “evidence” cited by the other company was actually a combination of poor workmanship, an imperfect slab pour and cosmetic issues that weren’t at all related to my foundation. He came to that conclusion rather quickly, but stayed for 2 hours to confirm his findings and be sure that what he was telling me was true. Colin could’ve piggybacked the other company’s findings and offered to do the work for less, to sell me something I didn’t need… instead, he acted with integrity. I’m writing this review because I think that needs to be commended. If I ever do need foundation work in the future, Tar Heel Basements systems will be the first company I call, specifically because of Colin Schmid.

Thoroughly impressed from start to finish! It took 6 weeks to get the installation appointment (post hurricane) but we received texts periodically during that time confirming our appointment. Was nice to know we hadn’t been forgotten about! JACOB C and TERRENCE A did an exceptional job!!! They were on time, professional, polite, honest, knowledgeable and kept us informed of the progress throughout the day. Job was started on 12/23 and completed early the next morning on 12/24; you would have never known they were working just before Christmas – their attitude was GREAT! Restoworx did a fantastic job with mold remediation. JOHN D. did our inspection and walked us through the purchasing process. He was honest, professional and fantastic to work with! All in all – EVERYONE was great to work with. Our crawlspace looks amazing! I’m not afraid to go under the house any more. Professional, courteous and prompt. We will definitely call Tarheel for any future needs!!

Everything was clearly explained, questions were answered by the lead person before the work started. I felt this company is very transparent comparing with its famous competition in my area. He has the second role as a result of the exceptional job he did in the initial role. Needless to say, agreeing to a complete crawlspace encapsulation was not an easy sell. It was a big budget, unplanned project that I resisted doing . But due to the thoroughness of John’s investigation of my issues and complete and detailed plan that addressed every one of my concerns, it was difficult to not move ahead. John knows the business of foundations- the problems and how to resolve them. T handled my encapsulation, dehumidifier install, and sump pump install and they did an excellent job everything looks clean and well done these men definitely take pride in their work. Tarheel was willing to work with me in order to make things a little more affordable, with me doing some of the work up to the date of my install since I like to DIY to save money. and I’m very happy with the finished result. They are a little bit on the pricier side but with the quality of work and the quality of material they use I think its more then reasonable. There are multiple instances I’ve heard of other contractors / companies that would “provide” a similar service but would do it with cheap material and also do the bare minimum if even that in order to just take your money. You can’t go wrong with Tarheel. Cant recommend them enough. Almost forgot it was also a pleasure to work with Jason, when he came to give me the estimate. He also was the one to make suggestions on things I could do myself in order for me to try and keep the price a little lower and was very helpful throughout the entire process as I had a lot of questions for him.

We used Tarheel to address our foundation issues with the installation of several vertical piers. I cannot say enough good things about my experience with them, start to finish. The sales process was super transparent, and prices came in MUCH lower than other providers. Other providers had made recommendations that really weren't necessary, and we really appreciated our rep, Clint, explaining everything to us in a detailed, consultive manner. Even after the sale and the work was done, he still took the time to get back to me very quickly with a couple of final questions. Our install crew, led by Josiah, I believe his name was, was fantastic. Showed up when they said they would, went over the game plan, answered all my questions, and got everything done in one day. The office staff were also very helpful and even reached out to make sure we were completely happy. I wish all of the contractors we have for home projects could operate at this level! Great work!

Zack came and crawled around in the very tight crawl space during the initial examination and then scoped the work and cost same day with me. Devin arrived on time (1200 noon) just like he said would. I was pleasantly surprised that the inspection included inside and around the outside of the home, as well as the crawl space. I'm glad that no major issues were found . I was impressed with his level of professionalism, as he went as far as to literally record his findings into a slide presentation. He even went as far as to seal around the door to the crawl space in an effort to ensure the possibility of water no longer pooling by the door. I'm very pleased that the encapsulation done by Tarheel Basement Systems is still holding firm. Devin showed me what Tarheel Basement Systems can do for me regarding insulation. Once the soil loses surface volume, there is nothing supporting the concrete. With the added weight of cars, snow, and people walking on the driveway, the concrete gives way and settles on the soil. Soil shrinkage is a naturally occurring process that can’t be controlled or predicted, but placing a canopy over the driveway will limit the concrete’s exposure to the elements and mitigate the damage done by soil shrinkage.
